Here’s what’s happening right now in the Fairfax County, VA housing market.

While buyer demand remains strong, today’s market is more selective, more strategic, and far more sensitive to how a home is presented and priced.

If you’ve been hearing that Fairfax County is still a bidding war… the full story is more nuanced.

Here’s what we’re seeing right now:

• 37% of homes selling above asking
• 27% selling below asking
• 18% happening off-market
• 36% of buyers are paying cash
• Seller concessions included in every contract...this is the buyer agent's commissions for the transaction. 

What does this mean for you?

Buyers are still active, but they’re more selective and more strategic. They’re comparing condition, pricing, and overall value before making a move.
